​PLEASE NOTE ALL OF THE FOLLOWING DETAILS THAT RELATE TO PURCHASING A PROPERTY UTILIZING OUR IN-HOUSE SELLER FINANCING PURCHASE OPTION:

  • DEPOSIT:

    • The $499 Deposit is NON-REFUNDABLE!

    • DO NOT make the Deposit unless you are 100% certain you want to purchase this property!

    • The $499 Deposit is the Document Preparation Fee for the transaction.

    • The $499 Deposit does NOT get credited to the Down Payment or the Purchase Price of the property.

  • AUTOMATED PAYMENT SYSTEM:

    • You MUST be set up in our Automated Payment System.

    • This is a web-based system that automatically withdraws your monthly payments from your bank account as ACH Transfers.

  • LOAN FEES:​

    • All monthly transactions (monthly payments, extra payments, late fees, etc.) will have a 3.5% Payment Transaction Fee automatically ADDED onto them.

    • Each Monthly Payment will also have a $20 Monthly Loan Service Fee automatically ADDED onto it.

  • COSTS WHEN CLOSING THROUGH US:

    • All closing costs are included within the $499 Deposit.​

    • The main conveyance document shall be a Special Warranty Deed.

    • We handle all the paperwork and recording the conveying deed with the county.

  • COSTS WHEN CLOSING THROUGH A TITLE / ABSTRACT COMPANY:

    • Title closing costs are NOT included in the purchase price shown on our listings.

    • We are happy to assist you with this process, but you will be responsible for covering ALL the associated costs if you opt to close through a Title / Abstract Company.

    • Since the Title / Abstract Company will be preparing the closing documents, we will credit the $499 Deposit to the Down Payment.
